“Old” Carlsbad positively leads the cities housing market

CARLSBAD-Of Carlsbad’s four zip codes, 92008, 92009, 92010 and92011, the best real estate data are coming from the “old” area of the city.
The San Diego Union Tribune reported on data from DataQuick this weekend that approximately two-thirds of sellers lost money when selling their home.
For Carlsbad, the 92008 “village” zip code had the lowest rate of homes sold for a loss in the city and was in the top 6 for the entire county. From June 22 through August 22, there was a total of 40 transactions of which 10 were for a loss. Additionally, when looking at detached homes, 92008 has the second best affordabilty of 15% which is double from its last year mark of 7%.![]()
Turning our attention towards 92010, in the same data used revealed that the 92010 had the lowest difference on median price from previous sale of 6.9%. This is also the fifth lowest for the entire county. To put this number in perspective, the area hardest hit, Golden Hills, had a median loss of 55% which translates to a return of only $45,000 for every $100,000 in initial purchase price. The other areas of Carlsbad saw approximately twice as much loss at approximately 13.7%.
In more good news for the area, 92010 maintains its position as the most affordable area of the city at 16% for detached homes and just over 26%
when combined with attached homes.
The 92011 zip code was not included in the article. The study was done on zip codes wth 10 or more transactions during this two month period and with 60 closed transactions, 92011 should have been included. I have contacted the author to see if I could get an explanation.

CARLSBAD– 92009,92011 and 92010 all saw home price increases from May to June with 92010 remaining the most affordable area of the city for detached homes while 92009 stays on top for attached. For May’s numbers you can go here.

Coastal north county sees largest jump in March to April home sales

CARLSBAD– DataQuick reported today that the number of homes sold in San Diego jumped over 33% from March to April. This is the largest month to month jump in the 20 years that DataQuick has been keeping records.
Additionally, April’s median home price for the county was up to $400,000 from $395,000 in March. For us in the north county coastal region the numbers are even more encouraging. Detached resale home sales were up over 50% from 221 in March to 334 in April. The median
price change also beat the the county average. April’s median was up to $540,000 from $521,000 or, 4.6%. Looking specifically at Carlsbad, the changes are not so extreme, but resale detached home sales went to 79 from 53 and the median price went up $14,000 to $682,000.
In working with my clients on purchases we felt these changes first hand. With different clients, we were in multiple offer situations in Clairemont, North Park and Encinitas. It was quite the surprise to these buyers, and to me intitially, when the real estate market news is always so negative.
So what does this mean? Well it doesn’t so much signify the ‘bottom’ of the market, but we are certainly getting closer to that point. As long as interest rates stay at these very low rates, I think this summer could see a lot of activity.
If you are considering buying, I would start really thinking about becoming more serious. If you are considering selling your home, I would certainly get it on the market while there is this competition.

Aqua Hedionda Lagoon fishing tournament Saturday

CARLSBAD-This Saturday, May 17th, is the First Annual Aqua Hedionda Lagoon Foundation celebrity fishing tournament.
The purpose of the tournament is to raise money to manage the invasive seaweed, Caulerpa taxifolia, that first threatened the lagoon in 2000. There will be prize money and gear awarded, trophies for kids, for largest bass, halibut and spotfin croaker. Entry fee to fish off a boat with the celebrities is $100, while shore fishing entry is $35.![]()
Who’s going to be there? How about Chrsitopher Knight and his new wife Adrianne Curry or season five “The Amazing Race” winners Chip and Kim McCallister? Into soap operas? There will be stars from “Bold and the Beautiful” as well as “Days of Our Lifes”. Like kickin some serious butt? Throw down a casting side bet with Justice of “American Gladiator”.Old skool? May gray my Carlsbad friend

CARLSBAD– Well after two weekends in April that had temperatures exceeding 90 degrees, I am SOOOOO happy to see our old friend May gray make its presence felt. See as a native southern Californian I love sunshine, but not heat.
I grew up in what is a non incorporated area between Vista and Carlsbad and whenever possible we were at the beach
in Carlsbad. This was back in the day when you could launch Hobie cats and then later jetskis right from the beach.
As an adult the first home we rented was on Maple, then off to Walnut, sometime in Alta Mira and now Tamarack Point. Tamarack Point is nice in that it is just off the usual May gray/ June gloom border, but we get that great coastal flow.

Foreclosures, foreclosures everywhere but here

CARLSBAD– Foreclosures and foreclosure rates are all the buzz these days. In some areas of San Diego these rates are very high. An example is Chula
Vista with an average first quarter 2007 versus 2008 rate of 297%.
We here in Carlsbad are holding up very well with a rate of 67%. In fact foreclosures in 92009 went DOWN almost 14%. Now 67% is a great number if this was your stock portfolio, but it really isn’t that scary of a number in this situation.
In the first three months of 2008 only 43 homes in Carlsbad went into foreclosure. This figure represents .00097%, yes that is less that one ten thousandths, of the approximate total dwellings in Carlsbad.
Additionally, the four Carlsbad zip codes, 92008,92009,92010,92011, are amongst the nine lowest zip codes in all of San Diego county for foreclosures per 1000 homes. All but one, Grossmont/ La Mesa were coastal communities.

Carlsbad ocean view fixer opportunity
